What You Need To Know About Mortgage Brokers And Loan Officers

Unless you happen to be paying cash for your new home, you’ll need a mortgage loan in order to finance it instead. There are lots of ways to go when getting a mortgage, but two of the most common is to either use a bank loan officer or a mortgage broker, and let’s discuss the pros and cons of each.

A bank loan officer is essentially an employee for that particular bank. Their job is to review applications for loans that are made with the bank, and only except the ones that fall within the bank’s guidelines for approval. The advantages of using a bank loan officer when securing a mortgage is that if you tend to do a lot of your financial business with the bank, and they know you well, you may find you can get very good terms and easy approval to boot.

A mortgage broker on the other hand is an independent agent that usually represents several lending institutions at once. They are not employee of any of these companies, but they are representatives of them instead. Their job is to find you the best mortgage among the various companies that they represent, and they will be paid a fee for bringing the lending institution and the customer together.

A mortgage broker may not be nearly as familiar with your overall financial situation as your local bank is, and so you may have to provide them with quite a bit more paperwork and documentation than your bank would require, assuming that you bank has a familiar relationship with you.

A mortgage broker will be able to access your credit history just once and then send the details of your loan application to more than one company at a time and let the lenders compete in order to get the best terms and rates possible. This can be an advantage on your credit history report, as having your credit report accessed too often in a short period of time can actually harm your credit score overall.

The real advantage to using a mortgage broker though is found when your bank or credit union decides not to extend you a mortgage loan for some reason. Most often you will be able to still get the mortgage that you want by going through a mortgage broker instead, although you may have to pay a higher interest rate and fees in order to do so.

Keep in mind that any mortgage broker will be paid commission based on the amounts of profit that the lending institution will make, and so be careful of being charged in interest rate that is too high and unnecessary fees in the mortgage contract.

As you can see, very often your most favorable terms and rates can be found by going through your own bank or credit union. However, if that is not an alternative, a mortgage broker can be a very effective solution for getting mortgage approval instead.

I need help on this economics essay!!?

This is what the essay calls for:

research paper explaining the various concepts of mortgages, amortization, principle, interest, accelerated payments, and equity. Business Owners Need to Examine New Commercial 30 Year Fixed Mortgage

Business owners that own their commercial building need to take a hard look at the new commercial 30 year fixed program that has become available. It has some features that set it apart from the typical 5 year fixed, 20 year amortization bank loan.

First of all, as the name implies, this loan, just like the traditional residential 30 year fixed is fully amortizing over 30 years and the rate is fixed for the entire term. Further the program is designed for owner users (businesses that own the facility they operate out of) and is a suited for a broad range of building types, not just the typical office, industrial, retail. Properties like automotive, restaurants, daycares etc are acceptable.

Besides the obvious benefit of not having to worry about an adjusting rate or pending balloon, the cash flow savings can be a significant for a small business that is trying to reduce monthly costs. On average we see a 20% cash flow savings when compared to a 20 year amortization loan.

To be fair, the reduction in payment is due more to spreading out the loan, than a true savings, but many business owners are more concerned, especially in our struggling economy, on keep their monthly outlay down and cash flow up. Other benefits include ability to pay the mortgage down by 20% per year without incurring the prepayment penalty and that rates/fees are right in line with traditional loans.

How and why haven’t you heard of the Commercial 30 Year Fixed before?

Couple of reasons. The evolving commercial secondary market is one of the sources behind this loan program (and others). Historically, banks originated and funded loans basically with their own money, primarily from deposits. They were (and still are) at direct risk of losing that capital should the borrower default.

The secondary market is different than the traditional system. Loans are instead “pooled” together and sold to investors in the form of bonds, creating greater diversification and less risk for the entities holding onto the loans. This diversification is one of the fundamentally differences, that enable major lenders to create and underwrite loans outside of the norm.

What are the negatives?

Few. Prepayment penalties are higher than traditional loans. Most banks will ask for a 5,4,3,2,1% while this loan may have a straight 5% for five year or as high as 10% for five years depending on the particulars. Interest rates are typically .1 – .4% higher than on traditional programs but the increase in amortization, as stated above, normally increase cash flow by 20%.

Refinancing your home simply means taking out a new mortgage in place of your existing one. The new loan will have to have more favorable terms than does your existing loan in order for it to make sense for you to refinance.

There are many reasons people choose to refinance their home mortgage, but primarily the reasons boil down to at least one of these three:

a. You are able to qualify for a lower interest rate now than you did when you first took out your loan. This is usually due to your now having a better credit score or to the fact that interest rates in general are down relative to where they were when you took our your existing mortgage.

b. You want to cash out some of the equity in your home, thereby taking out a new loan and using some of that cash for other expenses.

c. You want to take out a new loan with a longer or shorter repayment term. Usually, a longer repayment term means lower monthly payments but higher interest paid over the life of the loan, while a shorter repayment term means the opposite.

1. The terms of your existing loan:

house refinance on a rental property. I need help?

I own a home and the amount of my mortgage is going to change within the next year to an amount I will not be able to afford to pay. I know that it was my dumb error for getting this loan so you don’t need to remind me of that but at the same time I truthfully did not know this would happen otherwise I would not have gotten the loan. The person who did my loan did not explain the loan to me correctly and I was too trusting. Anyways because the house market is going down I can’t find anyone to refinance me into an affordable loan and I also rented out the house just recently which is making it harder for me to refinance it as well. I am worried that when my house payments go up I am not going to be able to afford to pay the difference on the mortgage (I already have it rented out for higher then it should be rented for) and then my house is going to be foreclosed on while I have renters in it. Any tips, suggestion, or help would be greatly appreciated. Thanks
